Property clearance for estate agents

Property clearance for estate agents is a licensed clearance service that empties a house or flat before it is photographed, marketed, sold or let, so buyers and tenants see the rooms rather than the contents. DrClear House Clearance clears properties across Birmingham and the West Midlands, with a written quote and a Waste Transfer Note. House clearance starts from £575.

A cleared property is easier to photograph, easier to survey and easier to hand over on completion day. The same service is available whether the property is a probate sale, a vendor who has already moved, or a let between tenancies:

  • Written quote: DrClear confirms the total price before work begins, with no undisclosed labour or disposal charges added on the day.
  • Whole property, one visit: rooms, loft, garage, sheds and garden cleared together.
  • Final sweep included: the property is swept and left tidy. Deep cleaning is available if booked separately.
  • Waste Transfer Note: issued on every clearance, as a documented record of where the contents went.

When a property needs clearing before sale or let

Contents left in a property hold up the stages that follow instruction.

Before photographs and viewings

Listing photographs of empty, swept rooms show the floor space, the light and the condition of walls and floors. Furniture and boxes hide all three.

Before a survey or EPC visit

Surveyors and energy assessors need to reach lofts, meters, boilers and windows. A clearance that includes the loft and garage gives them access to every part of the building.

Before completion day

Completion day is the day the keys change hands. A clearance booked ahead of the completion date leaves the property empty and swept for the buyer or tenant.

Probate sales

A probate property can go on the market with the contents still inside. The executor or administrator instructs the clearance, because the contents belong to the estate. DrClear produces an itemised inventory of household contents with photographs, and the estate chooses what happens to each item of value: offset against the fee, proceeds passed to the estate, or disposal.

DrClear does not give legal advice and does not prepare probate papers. For the full executor service, read about probate clearance.

Who instructs and who pays

The contents belong to the vendor, the landlord or the estate, so the owner of the contents agrees the clearance. Estate agents can pass on photographs and access details to start the quote, and DrClear collects the keys from the agent and returns them after the clearance. An estate agent acting for the vendor can instruct the clearance and pay for it, as can the property owner, landlord or executor.

Items of value are the customer’s choice. They can be offset against the clearance fee, the proceeds can be passed to the customer, or the items can be disposed of.

How a pre-sale clearance runs

1. Photographs and a written quote

Send the address and photographs or a video walkthrough of each room, the loft, the garage and the garden. A written quote comes back with no obligation.

2. Book around the marketing timetable

Same-day and next-day availability depends on the number of jobs already booked for that day. Call 07958 429751, Mon-Sun 08:00-21:00, to match the clearance to the photography, survey or completion date.

3. Clear, sweep and document

The team clears every room, sweeps the property and issues the Waste Transfer Note. Reusable furniture goes to reuse and charity routes first, and DrClear achieves 95% landfill diversion by volume. Founder Krzysztof Szczesny leads every job personally.

Licensed and insured

DrClear holds an Environment Agency upper-tier waste carrier registration, CBDU549477, and carries up to £6M public liability cover, with the certificate available on request. The business was founded in 2005 and has completed more than 13,000 clearances across Birmingham, Wolverhampton, Coventry, Dudley, Walsall, Sandwell and Solihull.

Frequently asked questions

Can an estate agent book the clearance for a vendor?

The contents belong to the vendor, landlord or estate, so the clearance is agreed with them. Estate agents can send photographs and access details to start a written quote. The agent can place the booking on the owner’s behalf.

Is the property cleaned after the clearance?

A final sweep is included, and the property is left swept and tidy. Deep cleaning is available if booked separately. Book the clearance first and the cleaners second, because cleaners need empty rooms.

What happens to furniture that still has value?

The customer chooses. Items of value can be offset against the clearance fee, the proceeds can be passed to the customer, or the items can be disposed of. Reusable items that the customer does not keep go to reuse and charity routes first.

How much does a pre-sale clearance cost?

House clearance starts from £575 and flat clearance from £475. The quote depends on the volume of items, the item types and the access at the property, and the total price is confirmed before work begins.

Do you clear lofts, garages and gardens as well?

Yes. Lofts, garages, sheds and gardens are cleared on the same visit as the rooms, so surveyors and buyers have access to every part of the property.
