What landlords get from a void property clearance


A void property costs rent every week it sits empty. The clearance is the first job in the turnaround, because cleaners, decorators and inventory clerks all need empty rooms.

Clearance of everything left behind

The team clears whole properties or single rooms: sofas, beds and mattresses, wardrobes, white goods such as fridges, freezers and washing machines, clothing, bin bags and loose rubbish. Belongings a former tenant leaves behind


Goods a tenant leaves behind do not automatically become the landlord’s to dispose of. Under section 12 of the Torts (Interference with Goods) Act 1977, the route to selling uncollected goods requires the person holding them to give the owner notice before the goods are sold (or to have taken reasonable steps to trace the owner), which often means holding them for the notice period.

DrClear does not store a departing tenant’s belongings and does not hold goods for a notice period. Giving notice, and deciding when the goods can be cleared, stays with the landlord. Where ownership of the goods is unclear, take advice from a solicitor before booking. Once the goods are yours to clear, DrClear clears them.

Your duty of care as a landlord


A landlord clearing a let property is transferring waste. The Environmental Protection Act 1990 section 34 requires that waste is transferred only to an authorised person, with a written description of the waste. A registered waste carrier is an authorised person.
